It starts with a free, no-pressure phone call or in-home visit. We'll discuss your vision, assess the space, and give you honest feedback on what's realistic within your budget and timeline. If we're a good fit, we move to the design phase where you'll see your project in 3D before any construction begins.

Yes, 3D design and photorealistic rendering are included in every Barcci Builders project at no additional cost. You'll be able to walk through a virtual version of your renovated space, choose materials and colors with confidence, and make changes before construction begins. This eliminates surprises and reduces costly change orders.

We manage the entire permitting process from start to finish. This includes preparing all required drawings and documentation, submitting applications to the city, responding to plan check comments, scheduling inspections, and obtaining the final certificate of occupancy. You don't need to visit city hall or deal with any paperwork.

We provide daily photo updates via a shared project portal so you can see progress in real time. Your project manager is available by phone or text for any questions, and we schedule weekly check-ins to review progress and upcoming milestones. Pricing & Contracts

Yes, we offer free initial consultations and project assessments. After the design phase, we provide a detailed, fixed-price contract that covers everything — materials, labor, permits, and cleanup. The price you agree to is the price you pay. No hidden fees, no surprise charges.

A fixed-price contract means the total cost of your project is agreed upon before construction begins. Unlike cost-plus contracts where the final price can fluctuate, our fixed-price model gives you complete budget certainty. The only way the price changes is if you request additional work beyond the original scope.

While we don't provide financing directly, we work with several lending partners who offer competitive home improvement loans and HELOC options. We can connect you with trusted financing partners during your consultation. Many of our clients also use home equity lines of credit or renovation-specific loans.

Our typical payment schedule is structured around project milestones: a deposit at contract signing, followed by progress payments at key construction milestones (such as rough-in completion, cabinetry installation, etc.), with the final payment due at project completion and your satisfaction.

A typical kitchen remodel takes 8-14 weeks from demolition to completion. Simple cosmetic refreshes can be done in 4-6 weeks, while full gut renovations with layout changes typically take 12-16 weeks. We provide a detailed timeline during your consultation.

In most cases, yes. We set up a temporary kitchen area and maintain clean, contained work zones. We'll discuss logistics during your consultation to minimize disruption to your daily routine.

Bathroom Renovation

ADU & Additions

From design to move-in, an ADU project typically takes 8-14 months. The permitting process usually takes 2-4 months, and construction takes 4-8 months depending on size and complexity.

Yes, ADUs in California can be rented as long-term rentals. Some cities also allow short-term rentals. ADUs in the Bay Area can generate $2,000-$4,000+ per month in rental income, making them one of the best home investments you can make.

Detached ADUs can be up to 1,200 sq ft. Attached ADUs can be up to 50% of the existing home's square footage. Junior ADUs (JADUs) can be up to 500 sq ft. California's recent laws (AB 68, SB 13) have made ADU construction easier than ever.

Some cities have more detailed review processes than others — Palo Alto and Los Altos, for example, have architectural review boards that add steps. But as a local contractor with 8+ years of experience, we know each city's requirements and have strong relationships with planning departments throughout the Bay Area. We handle all permitting as part of our service.
